A worksheet for the ownership conversation
Compare the full costs and transfer details of a timeshare resale
The asking price is one part of a resale decision. Compare the exact interest, usage included, current recurring charges and one-time transaction costs, then ask for the written documents that support the figures.

Put like-for-like information in your comparison
For each listing, record the MLS or listing reference and complete the same checks. A blank amount means information is missing; it does not mean the charge is zero.
- Exact interest
- Legal resort or club, ownership type, unit category, season and annual or biennial usage.
- Usage included
- Points or week allocation, use year, remaining balance, reservations and any banked, borrowed or expiring use.
- Recurring charges
- Current maintenance, taxes, assessments, club or exchange dues and other applicable recurring charges.
- Fee context
- The fee year, billing period, payment status and any known changes in the latest statement.
- One-time costs
- Applicable closing, escrow, estoppel, resort transfer, recording, activation or enrollment charges in a written quote.
- Who pays
- The proposed allocation of each charge between buyer and seller, including current-year reimbursements if relevant.
Different ownerships may have different charges. This checklist is a prompt for an itemized quote, not a statement that every listed charge applies.
Do not confuse usage frequency with the billing schedule
Annual and biennial describe how often an interest can be used. Ask separately whether charges are billed each year, in the use year or on another schedule. A recorded figure without its fee year and billing period cannot support a reliable comparison.
If the latest statement covers several items, ask which amount represents maintenance, taxes, an assessment or another charge. Keep historical resort tables in a separate column from the current ownership statement.
Check when the ownership becomes usable
- Identify the interest. Reconcile the listing with the ownership documents and the seller's current statement.
- Confirm what transfers. Ask the responsible administrator which reservation, membership and exchange rights apply to this resale.
- Confirm included use. Establish the available points, weeks or reservations and who is responsible for related charges.
- Review the written agreement and quote. Check payment responsibilities, any approval requirements and the actual cancellation or refund provisions.
- Track the transfer stages. Signing, closing, resort recognition and a ready-to-use account can be separate events. Ask who will update you at each step.
A recorded active listing does not reserve inventory or establish a closing date. Confirm a usable reservation before making nonrefundable travel commitments.
If you are buying
- Share the dates, destinations and accommodation you actually need.
- Ask which documents support each important listing figure.
- Compare the rights received through resale with the use you want; do not rely on a developer benefit description for a different product.
- Ask what remains unconfirmed before an offer or agreement.
If you are selling
- Start with the resort or club and how to reach you.
- Gather the latest statement and a summary of available use or existing reservations.
- Tell the agent about loans, unpaid charges or other transfer issues.
- Request the actual service scope, charges, payment timing and cancellation terms in writing before deciding to proceed.
Keep the first inquiry simple
You do not need to upload account passwords, member numbers, identity documents or financial records with an initial question. The team can explain what additional information is needed and how to provide it through an agreed secure channel.
An inquiry or evaluation does not guarantee a sale, price, reservation or transfer timeline.
